Privacy Policy
UMITO Co., Ltd. (hereinafter referred to as “the Company”) establishes this Privacy Policy (hereinafter referred to as “this Policy”) as follows regarding the handling of personal information by the Company.
Article 1 (Personal Information)
“Personal information” refers to the personal information defined in Article 2, Paragraph 1 of the Act on the Protection of Personal Information (Act No. 57 of 2003, including subsequent amendments; hereinafter referred to as the “Personal Information Protection Act”). This includes:
(i) Information about a living individual that can identify a specific individual, such as their name, date of birth, and other descriptions (including any information recorded in documents, drawings, or electromagnetic records created using electromagnetic methods—such as electronic, magnetic, or other means not perceivable by human senses—or expressed through sound, movement, or other methods, excluding individual identification codes). This also includes information that, when easily cross-referenced with other data, can identify a specific individual.
(ii) Information that contains individual identification codes.
Article 2 (Methods of Collecting Personal Information)
The Company may request personal information such as name, date of birth, address, telephone number, email address, place of employment, annual income, bank account number, credit card number, and driver’s license number when customers apply for user registration, services, or product purchases, as well as other transactions.
Additionally, the Company may collect transaction records and payment-related information, including personal information, from business partners or third parties involved in the transactions or payments made between customers and such partners.
Furthermore, the Company may lawfully obtain personal information from public sources, such as property registries or other registration records.
Article 3 (Purposes of Use of Personal Information)
The Company utilizes the acquired personal information within the scope of (2) below (hereinafter referred to as the “Purposes of Use”) for the businesses outlined in (1).
(1) Businesses
- Planning, operation, and management of real estate investment training programs
- Planning, production, maintenance, and management of websites, mobile content, and email newsletters
- Sales and publishing of magazines and books
- Planning, development, production, and operation of internet portal sites
- Real estate sales, brokerage, mediation, and consulting
- Real estate specified joint ventures
- Planning and sales of apparel products
- Consulting services
- Planning for asset management, administration, and succession
- Recruitment and guidance of franchise member stores through franchise systems
- Sale and brokerage of membership rights for hotels, inns, and other facilities
- Real estate leasing
- Residential lodging services, management, and brokerage under the Residential Lodging Business Act
- Hotel operation under the Hotel Business Act
- Planning, operation, and management of training sessions, seminars, and exchange salons for business executives
- Introduction of business partners and other business matching activities
- Sale of trust beneficiary rights
- Operation of restaurants
- All related and incidental business activities to the above
(2) Purposes
- Sales activities for providing information, products, and services via mail, phone, email, or in-person visits
- Promotion and mediation of various operations necessary for providing information, products, and services (e.g., communication for negotiations/meetings, various surveys for planning proposals, credit checks, identity verification, applications, filings, acquisition of permits, determination of stakeholders, financing, and real estate registration)
- Execution and fulfillment of contracts related to information, products, and services
- Security, crime prevention, and safety management of facilities and buildings managed and operated by the Company and its group companies
- Management and operation of customer membership organizations
- After-sales services, including repairs and inspections of defects
- Conducting surveys, responding to inquiries, and analyzing customer trends to improve and develop products and services through marketing activities
- Recruitment, management, and retirement procedures for employees, as well as onboarding and offboarding processes
- Other matters incidental or related to the businesses outlined in (1)
Article 4 (Changes to Purposes of Use)
The Company may change the purposes of use of personal information only in the following cases:
With the prior consent of the customer.When the new purposes of use are reasonably deemed to be related to the original purposes of use.When obtaining separate consent from the customer.
In the event of a change in the purposes of use, the Company shall notify the customer of the updated purposes of use or publicly announce them on the Company’s designated methods, including the UMITO website (hereinafter referred to as the “Website”).
Article 5 (Management and Protection of Personal Information)
The Company shall manage personal information with strict care and implement measures to prevent and address risks such as unauthorized access, loss, destruction, alteration, or leakage of personal information.
Article 6 (Provision to Third Parties)
The Company shall not provide personal information to third parties without the customer’s consent, except as permitted by laws and regulations.
Article 7 (Outsourcing the Handling of Personal Information to Third Parties)
The Company may provide personal information to payment processing agencies or other service providers entrusted with operations in order to respond to customer inquiries, contact customers, provide related after-sales services, or conduct surveys and analyses of service usage, as necessary to achieve the purposes outlined in Article 3.
In such cases, the Company shall thoroughly evaluate whether the service providers meet the selection criteria established by the Company. Furthermore, the Company shall ensure that the entrusted service providers appropriately manage the customer’s personal information through the terms of the agreements concluded with them.
Article 8 (Joint Use)
The Company may jointly use personal information within the scope necessary to achieve the purposes set forth in Article 3.
(1) Information to be Jointly Used
Personal information obtained through the methods specified in Article 2 (Collection of Personal Information), such as name, birthdate, address, phone number, email address, employer, annual income, bank account number, credit card number, driver’s license number, transaction records, and payment information, etc.
(2) Entities with Whom the Information is Jointly Used

- HORIJUKU Agency Co., Ltd.
- UMITO Hospitality Co., Ltd.
(3) Purpose of Joint Use
The purposes of use shall be the same as those specified in Article 3.

Article 9 (Disclosure of Personal Information)
1. When the Company receives a request from a customer for the disclosure of personal information (including records related to third-party provision), the Company will disclose the requested information without delay. Those who wish to make a disclosure request or inquiry should contact the “Inquiries” section in Article 13. However, if disclosing the information would fall under any of the following conditions, the Company may withhold some or all of the information and, in such cases, will notify the customer without delay of the decision not to disclose:
・If disclosing the information would harm the life, body, property, or other rights and interests of the customer or a third party.
・If disclosing the information would significantly hinder the proper execution of the Company’s operations.
・If disclosing the information would violate other laws and regulations.
A fee of 1,000 yen will be charged for each disclosure request.
2. Notwithstanding the provisions of the previous paragraph, the Company will not disclose information such as browsing history and attribute information (non-personal information, including the services used, products purchased, pages or ads viewed, search keywords, usage time, usage methods, environment, postal codes, gender, occupation, age, user IP addresses, cookie information, location data, and device identification information), in principle.
3. The disclosure described in the first paragraph will be made by providing electronic records, delivering written documents, or through other methods as specified by the Company, according to the method chosen by the customer.
Article 10 (Correction, Deletion, and Suspension of Use of Personal Information)
1. If a customer believes that their personal information held by the Company is incorrect, or if there are other reasons as defined by the Personal Information Protection Law, the customer may request the correction, addition, or deletion of their personal information (hereinafter referred to as “Correction, etc.”) or the suspension or deletion of use (hereinafter referred to as “Suspension of Use, etc.”) through the customer support contact defined in Article 13.
2. If the Company determines that it is necessary to respond to the customer’s request as outlined in the previous section, the Company will promptly make the necessary corrections, deletions, or suspend the use of the personal information.
3. After making the corrections, deletions, or suspending use of personal information, or after deciding not to make such corrections or suspensions, the Company will notify the customer without delay.
Article 11 (Use of Cookies)
Our website (hereinafter referred to as “this website”) uses cookies to improve customer convenience and to track access patterns. If you have enabled cookies in your browser settings, a cookie will be created on your computer, and when you revisit this website, the cookie will be automatically sent. The access data is used only as statistical information. Additionally, cookies do not contain any personally identifiable information.
